When making a home-buying decision in a city like Gurgaon, one of the biggest questions is whether to choose a high-rise or a low-rise apartment. Both options have their own advantages and disadvantages. Unlike Delhi, which does not have a well-established high-rise condominium culture, Gurgaon was one of the first cities in the Delhi NCR region to introduce quality housing in gated communities, offering extensive amenities, sports facilities, and clubs within high-rise societies.

High-rise societies provide a sense of security, excellent common facilities, and basement parking, keeping the ground level virtually parking-free. They also offer high-quality clubhouses, well-maintained sports facilities, jogging trails, and a centralized RWA that takes care of maintenance and upkeep.

On the other hand, low-rise apartments are a great option for individuals who are not accustomed to high-rise living, such as those moving from tier-two towns or from Delhi, where high-rises are less common. Some may also prefer low-rise buildings due to a fear of heights.

The newer low-rise constructions with stilt parking have largely addressed parking issues, although power backup remains a challenge. However, a key advantage is that maintenance is shared among just a few co-owners—typically three or four—depending on the specific low-rise property. Infrastructure can be a concern, as roads are usually managed by the colonizer or developer, while individual buildings are constructed by separate builders specializing in low-rise developments. That said, low-rise properties often boast superior design, finishing, and aesthetics since builders can provide more individual attention to each floor, creating a more personalized living environment.

Ultimately, the choice between high-rise and low-rise living depends on personal preferences. Both have their own set of benefits and cater to different types of buyers. It’s a decision that should be based on individual lifestyle needs and priorities.
